Hong Kong Apartments Review

This newsletter is published in association with 852realestate.com If you are reading this i guess you must have some interest in Hong Kong Apartments. I hope to give my readers a general overview of living in hong kong and my personal view of the Hong Kong property market. We will also bring you selected properties from our sister site 852realestate.com the premier Hong Kong Property site I have been living here for 20 years and have bought and sold several properties and lived in many different areas of Hong Kong. That said I don’t claim to be an expert and all opinions are my own if you take action based on what you read here then beware. In fact buyer beware should be emblazoned …..on all papers relating to Hong Kong property transactions. For example all property bought here is leasehold, yes that’s right coz when it reverted to chinese rule in 1997 all land is leased until 2047 what happens after that is up to the mainland.

So what are your options? Lease or buy an apartment?

If you are here on a contract for a min um time period then leasing is probably your best bet. Firstly your company probably pays for you to be here so your only headache is where do you live. If you are going to be here for a while and your company pays you an allowance you would be mad not to buy. Lets look at leasing first of all

So where to start…..

Step 1: How to find Hong Kong Apartments.

First Change your mind set living in Honkers is a bit of a challenge its all about compromise you will not find everything right about any place to live. You already have a budget, probably set by your company, so start out by l ooking at some estate agents web sites to get an idea of what’s available for your budget, forgive the blatant plug but our Hong Kong Apartments site features over 300 properties form estate agents all over Hong Kong and private adverts so its a good place to start . Also look in the South China Morning Post property section on wednesdays and sundays.

Step2: Decide on an area to live…

If you are a single young professional ’syp’ then its a no brainer Apartments in MIDLEVELS. Why? because this area offers you these advantages.

  • a: Its a short distance to work!
  • b: There are tons of bars and restaurants within walking distance
  • c:There is plenty of choice

If your married with a family then its a different matter.

No 1 Priority SCHOOLING

There is a chronic shortage of good schools in Hong kong and there are limited places.

Popular choices German swiss, french international, island school, west island school all offering english curriculum. you need to be within commuting distance to these schools.

Popular areas to live: Hong Kong Island Pokfulam, Stanley, Tai Tam

On Kowloon side you have KG 5 ,shatin college and the Australian international

So just a brief look at the fundamentals in this post. Each week we will try to put together relevant information for you To help you find your dream apartment in Hong Kong but as you can already see the keyword here is compromise!

Housing Crisis Hope for Hong Kong’s Poor

Posted by admin on Sep-29-2008

CHAN:
The housing crisis continues for Hong Kong’s residents, hitting hardest the poor. Hong Kong’s housing rental prices have soared and now many low income earners say they’re struggling to make ends meet. They want the government to control rent prices and increase social welfare benefits. Several councillors say they will raise the matter with the Hong Kong government. Here’s more.

STORY:
Dozens of low income Hong Kong residents met-up with Hong Kong’s legislative councillors to talk about housing prices. They want the councillors to urge the government to restrict landlords’ rights to increase rent. Many of the residents live in partitioned rooms or “cage dwellings”, small cages barely big enough for a mattress. They say they’re struggling to pay the rent for even this basic dwelling.

At the same time, the residents are asking the government to increase their small welfare allowance. One resident says he gets 2000 Hong Kong dollars every month, which, he says, is not enough to cover basic living expenses.

[Hong Kong Resident]:
”It is very difficult to cope with my daily expenditure. I need to have three meals a day and also need to pay for transportation to keep on job hunting. It’s an average of more than 50 Hong Kong Dollars a day.”

Groups and residents pushing for housing price reforms say they’ve met with many government departments to discuss the issue. But they say there has been no progress. Which is why they’re asking the legislative councillors to intervene on their behalf.

[Mrs Anson Chan, Legislative Council Member]:
”It’s very distressing to hear those situations and I’m very sympathetic to them. The current rent is soaring so much that the poor are suffering even more. Now the welfare allowance is based on the market price of housing. We all know that the rents of the cage homes or partitioned rooms are very expensive so that I think the Government should face the real situation and adjust it as soon as possible. “

Mrs Chan says she is going to discuss all the housing issues with the Welfare and Housing Departments as soon as possible.
